San Francisco’s AI Boom Hits Nonprofit With 156 Percent Rent Increase

San Francisco’s artificial-intelligence boom is transforming its commercial real estate market, but the resurgence is creating painful consequences for organizations unable to compete with well-funded technology companies. Dev/Mission, a nonprofit that trains young people from underrepresented communities for technology careers, says its landlord is seeking to raise monthly rent on its 4,000-square-foot SoMa headquarters from $7,426 to $19,000—a 156 percent increase—as a condition of signing a new five-year lease. The organization has embraced the AI revolution, adding AI-literacy instruction and recently seeing one graduate secure employment at OpenAI, yet it may now be displaced by the economic forces generated by the same industry. The situation reflects a broader San Francisco reversal: technology and AI companies are absorbing office space, residential rents are surging, and once-vacant neighborhoods are experiencing renewed demand, creating an economic revival that is simultaneously increasing costs for nonprofits, longtime residents and organizations without technology-sector resources.

      Key Takeaways

      • Dev/Mission faces a proposed 156 percent rent increase, from $7,426 to $19,000 monthly, forcing the technology-training nonprofit to consider leaving its longtime SoMa location.
      • San Francisco’s AI expansion has helped revive commercial real estate, with technology and AI companies leasing more than 14 million square feet across San Francisco and Silicon Valley during 2025 while residential rents have also risen sharply.
      • The predicament illustrates the tradeoff accompanying San Francisco’s technology revival: private investment, hiring and occupied buildings strengthen the city’s economy, while limited housing and commercial-space supply allows increased demand to translate rapidly into higher rents.

      In-Depth

San Francisco spent years worrying about empty offices, disappearing businesses and a weakened downtown. The artificial-intelligence boom is reversing portions of that decline, but Dev/Mission’s predicament demonstrates that economic revival carries costs when demand grows faster than available space.

The nonprofit trains underserved young people for technology careers and has embraced AI education. Yet its landlord is proposing to increase rent on its 4,000-square-foot SoMa facility from $7,426 to $19,000 monthly. Dev/Mission, already hurt by the loss of a city digital-equity grant, is considering relocation.

The pressure extends beyond one organization. AI companies and technology firms leased more than 14 million square feet across San Francisco and Silicon Valley in 2025, representing 55 percent of leasing activity. Residential rents have simultaneously accelerated, with recent market data showing San Francisco among the nation’s fastest-rising rental markets.

The underlying economics are straightforward. Capital, businesses and highly compensated workers are returning while the supply of desirable commercial and residential property remains constrained. Rising demand meeting limited supply produces higher prices.

That distinction matters because blaming technology companies alone risks confusing the source of prosperity with the consequences of scarcity. San Francisco should welcome businesses willing to invest, hire workers and occupy buildings that recently sat empty. The harder question is whether decades of restrictive development policies left the city incapable of absorbing renewed prosperity without dramatic price increases.

Dev/Mission captures the irony perfectly: an organization preparing disadvantaged young people to participate in the AI economy may be displaced by that economy’s success. A durable solution requires expanding opportunity and physical capacity rather than choosing between them.
